The unprecedented buying activity continues for this time of year. There were 259 residential properties under contract just last week which is incredible for mid December. Prices were really good on James Island, Mt. Pleasant, and the Goose Creek areas. There’s also a lot going on up in the Cane Bay area as well. In terms of total sales numbers, the Hanahan/Goose Creek area has been one of the most active areas in the Charleston real estate market with 472 homes sold in the last 2 months.
Looking back at October and November, we saw over 2,200 total homes sold in that time period in the tri-county area with a median sales price of $239,500. Out of the major MLS areas in Charleston, Mt. Pleasant continues to demonstrate how strong demand is for housing there. Raw sales numbers and median sales price continue to rise at a steady rate. Based on the last 2 months of sales data, the median sales price in Mt. Pleasant is projected to increase 15% from $387,000 to an $446,500 in the next 2 months.
